April 2026 Market Update

Spring is officially in full swing — and so is our local market! More homes are hitting the market as sellers who have been prepping all winter are finally ready to list, and buyers who sat on the sidelines through the colder months are getting serious.

For buyers, more options are a welcome change. Just don't mistake more inventory for less competition — the right home at the right price is still moving fast around here.

For sellers, spring remains one of the best times to list, but how you show up in this market matters. Buyers have choices now, so a home that's dialed in — priced well and looking its best — is going to get attention. One that isn't will get passed over.

One thing worth keeping an eye on: mortgage rates have ticked back up after briefly dipping below 6% earlier this year. They're not dramatically higher, but it's a good reminder that waiting for the "perfect" rate moment isn't always the best strategy — for buyers or sellers.
